In 2007, changes in the US property market, which had been on the cards for a while, saw property values decline. Large parts of the states, from Florida to California and many areas inbetween, experienced a glut of properties coming on to the market, many in ´Foreclosure´. According to Case Schiller, the values of metropolitan real estate fell 18.6% in 2008. This year, Foreclosures are increasing and prices continue to fall, with mo end in sight.
Parts of the USA have been living off a credit boom, where borrowing money was cheap and easy to get, but the reality is that the real supply and demand ratios are always going to determine the investment value of a property. Pay attention to why the USA is in property reccession and you could save yourself a lot of heartache.

We expect the USA property market to recover at some point and will be keeping a careful eye on the market to know when to move back in help our clients bag a bargain! However, the situation is far from bottom and any recovery is still some time away.
Remember, if we don´t think it´s a good investment, we don´t recommend it!
With the Exchange rate falling from around $2 to £1 to around a more normal 1.5 to £1 the opportunity of buying a property in USA at a bargin price have gone, which coincided with the end of the boom market.
